BMS Technician

Responsibilities

*Monitor and operate BMS systems to ensure efficient performance of building services.
*Monitor and control HVAC systems, including AHUs, FCUs, chillers, pumps, ventilation systems, and associated equipment through the BMS.
*Diagnose and troubleshoot BMS hardware, software, communication, and control-system faults.
*Respond promptly to BMS alarms, equipment alerts, and maintenance requests.
*Carry out preventive and corrective maintenance of BMS panels, controllers, sensors, actuators, thermostats, meters, and field devices.
*Check temperature, pressure, humidity, flow, and other system parameters and make appropriate adjustments.
*Inspect and test sensors, actuators, control valves, dampers, relays, and other BMS components.
*Support the integration and communication of BMS with HVAC, electrical, fire alarm, access control, and other building systems where applicable.
*Perform routine system backups and maintain accurate BMS configuration and maintenance records.
*Review alarms and trends to identify recurring faults, abnormal operating conditions, and opportunities for improvement.
*Support energy-management initiatives by monitoring system performance and identifying potential energy-saving opportunities.
*Coordinate with HVAC, electrical, mechanical, and other MEP technicians to resolve integrated system faults.
*Maintain accurate records of breakdowns, preventive maintenance, corrective actions, and equipment readings.
*Assist with BMS testing, commissioning, modifications, upgrades, and system optimisation.
*Ensure all work is carried out in accordance with approved procedures, manufacturer recommendations, HSE requirements, and client standards.
*Maintain tools, equipment, control panels, and technical areas in a clean and safe condition.

Requirements

*Diploma or Bachelor's Degree in Electrical, Electronics, Instrumentation, Automation, Controls, HVAC, or a related technical field.
*Minimum 3-5 years of relevant BMS experience, preferably within UAE facilities management.
*Hands-on experience with BMS/DDC systems, controllers, sensors, actuators, and HVAC controls.
*Good understanding of HVAC systems and their integration with BMS.
*Knowledge of BACnet, Modbus, and other common building automation communication protocols is an advantage.
*Ability to interpret electrical drawings, control schematics, wiring diagrams, and BMS graphics.
*Strong troubleshooting and fault-finding skills.
*Basic knowledge of PLCs, DDC controllers, networking, and control systems is an advantage.
*Good understanding of preventive and corrective maintenance practices.
*Familiarity with UAE HSE requirements and facilities management procedures.
*Good communication and teamwork skills.
*Ability to work shifts, weekends, and respond to emergency breakdowns when required.
*UAE facilities management experience is highly preferred.
*Candidates currently in the UAE and available for immediate joining will be preferred.
